Each condo at Villa Madeleine enjoys its own private swimming pool. But the beauty of it is pool maintenance, supplies and even some of the pool equipment is included in your condo fee. The Villa Madeleine staff enter the pool area via a separate gate just off the deck. It's seamless and so easy! The condos have the look and feel of individual town homes offering maximum privacy with all the conveniences of condo living. This gated condo community has lush tropical landscaping, tennis courts and an excellent maintenance crew on-site. Great beaches, golf, restaurants, The St. Croix Yacht Club and the Divi Carina Bay Resort & Casino are nearby as well. Owners recently added a solar powered pool pump and retractable screens to all of the french doors which allow for bug-free enjoyment of the cooling trade winds. FROM THE OWNERS OF 13 VILLA MADELEINE: We lived here full time personally for a couple years and then rented it on year long leases for three years. We discovered the money was really in vacation rentals during 2012 and based on our success, decided to do exclusively vacation rentals in 2013. 2013 was the first full year as a vacation rental. We also let some friends and charity auctions use it for free. And Peggy and I stay occasionally still if we have some overlap on our house. Whoever buys it, we can assist them with how to market the property and do it themselves. This villa is much easier to rent than other VM units, as it is up near the top and has a direct view of the ocean; it separates itself from the other units that appear to be similar but are not as attractive to renters because they have only a sidewards view of the sea or are down lower or are adjacent to the noise of the parking lot up top. The records we keep reflect money deposited into our account each month. Renters make three advance payments over the year. These are the numbers we used in paying the VI Hotel Tax each month in 2013. These numbers do NOT include the VI Hotel tax which the renters pay as an add-on. We collected an additional $5,700 for the taxes.
